This was a project that I remodeled 12 years ago and was then called back to update more rooms, construct more rooms and redesign the exterior. This use to be a wood deck with no railing and a low roof and the house was a dark brown. I designed a front porch with railings, installed slate flooring, raised the roof a foot, added shutters and painted it a bright cheerful color and put two rocking chairs out to welcome her guests.

This was a custom stair way and railing I designed with a wool sisal carpeting inset. The client has a wonderful Asian artwork collection.
This was a living room that I designed 12 years ago that needed a face lift. We replaced the carpet with a maple hardwood floor, placed a rug that she brought down from her house in Alaska, bought a new American Leather sleeper sofa and covered it with Ultra suede so the 5 cats don’t destroy it with their claws. The client had just purchased this Carousel horse from back east and it needed a new home. The two chairs are a Lexington Klismos Chair covered in Kravet Faux leather. If you look closely you will see Fluier sitting on the back of the sofa hiding behind the flowers!.
We replaced the carpet with a maple hardwood floor, placed a rug that she brought down from her house in Alaska, bought a new American Leather sleeper sofa and covered it with Ultra suede so the 5 cats don’t destroy it with their claws. The two chairs are a Lexington Klismos Chair covered in Kravet Faux leather. We installed the Sliding Shoji doors so we could close off the room and it becomes a quest suite with its own bathroom. The coffee table is a reproduction of a Louis 14th gold Dolphin with glass top. I installed casters on it so it can easily be rolled aside when the sleeper sofa is made into a bed for guests.
This is a chest passed down from the family. The artwork I framed is an antique silk scarf.
The glass tribal mask and spear is from an artist in Alaska that the client collects. I hung it here with a light over it so all guest could see it upon entering.
I designed this bed so the client could have additional storage drawers below. The rolled faux leather headboard is trimmed with wood. I designed the custom nightstands to have contrasting drawers to lighting up the room. It has glass tops so you can put drinks and crystal drawer pulls to add some bling. The custom oval ottoman was made to sit in front of the loveseat (not shown).
This is the step down area from the Master Bedroom. I design custom cabinets for more storage and took the old work out area behind the French doors and created an art studio for the client.
This bathroom was totally gutted and build from scratch off the master bedroom. We install a large two person Jacuzzi tub with a glass waterfall faucet that overlooks the beautiful ocean view. The glass tiles and inset border are from Ocean Glass. The small ball shaped crystal chandelier was added for a little bling!
designed the countertop out of 3/4″ thick glass which was inserted into the drywall on three sides with recessed vessel sinks and the glass tiles for the backsplash. The mirrors are recessed Robern Medicine cabinets with stainless and mirror interiors, The custom cabinet was designed to be open and clean.
This guest bath use to be from the 70′s with a bathtub and old oak vanity. This was a Jack and Jill bath so there use to be a door where the toilet now is and the toilet use to sit in front of the vanity under the window. We closed off the door and installed a contemporary toilet. We installed 18″ travertine tiles on the floor and a contemporary Robern cabinet and medicine cabinet mirror with lots of storage and frosted glass sliding doors. The bathroom idea started when I took my client shopping and she fell in love with the pounded stainless steel vessel sink. We found a faucet that worked like a joy stick and because she is a pilot she thought that was a fun idea. The countertop is a travertine remnant I found.

The bathtub was replaced with a walk in shower using a wave pattern tile for the back wall. We did a frameless glass shower enclosure with a hand held shower faucet.
This is the Catio designed for my clients 5 adopted kitties with issues. She came to me to install a vestibule between her garage and the family room which were not connected. I designed that area and when she also wanted to take the room she was currently using as the littler box room into a library I came up with using the extra space next to the new vestibule for the cats. The living room contains a custom tree with 5 cat beds, a chair for people to sit in and the sofa tunnel I designed for them to crawl through and hide in. I designed steps that they can use to climb up to the wooden bridge so they can look at the birds eye to eye out in the garden. My client is an artist and painted portraits of the cats that are on the walls. We installed a door with a frosted window and a hole cut in the bottom which leads into another room which is strictly the litter room. we have lots of storage and two Litter Robots that are enough to take care of all their needs. I installed a functional transom window that she can keep open for fresh air. We also installed a mini split air conditioner if they are in there when it is hot. They all seem to love it! They live in the rest of the house and this room is only used if the client is entertaining so she doesn’t have to worry about them getting out. It is attached to the family room which is shown here in the foreground, so they can keep an eye on us while we keep an eye on them.

The outdoor room was built completely from scratch. It was a dilapidated old patio we tour down and build this area in it’s place using Trex two toned material. It has a large outdoor kitchen , dining room and entertainment area with a fire table. We tour down the old gazebo and replaced it with a new meditation room on the left of this photo. We installed a solid roof to create a California room which has skylights, recessed heaters, can lights, pendant lights and a ceiling fan. The sofa and loveseat are also made of Trex material.
This is the outdoor kitchen and dining room off of the family room. We used Trex flooring, 6″ slate tiles for the BBQ surround and wall. The countertop is Quartz.
This was an old gazebo that we tour down and built a meditation room for my client. We put floor to ceiling windows on all sides so she could enjoy the beautiful new garden we created. It has a skylight to bring in natural light, and a mini split air conditioner when it is hot. The light fixture is amazing when lit. We put a small dry sauna in the corner and she can leave that and walk right into the new Jacuzzi we build.
This garden area was completely reworked. It was totally overgrown with a dirt path. We created a pathway out of flagstone and inserted small walking grass in between.
The Torri gate was built by a local man for the garden. When you walk under the gate it is thought you leave the present world and enter the spiritual world. Which was significant because this is where the sacred garden is. The two gold glass homage statues stand over her two beloved animals, Pinda her dog and Lilly her cat who died at 13 while we were working on the garden.
This area of the back yard was buried under overgrown vines and plants. Starting from the top was a waterfall feature that ran down the rocks into a Koi pond. We reworked all the rocks and build three Trex platforms. The top for a couple chase lounges, the middle for an additional eating area, and the bottom where we replaced the Koi pond with a Jacuzzi. We installed a Japanese bridge over to another garden path that circles around the property.
